The sad story of everybody’s loss because of expectations not meeting the reality
Mr and Mrs XX….. contacted me a few months ago looking to buy a second home in Palm Springs. We narrow the criteria and during the following months try to set the wish list of potential properties to look at.
Understanding the options and choosing a property
Mr and Mrs XX…. arrive into Palm Springs and we spend 3 days looking at properties in various country club matching the criteria (it is 117 degrees out there). We find the perfect property in the right price range and now we are going to write the offer. Up to that point, I feel they trust me and my judgment. After all I brought them exactly to their dream community and potential home to buy.
Do you trust your Realtor?
I have, as the Realtor representing my clients, not only to fight for the price they have set to pay for that property but also my job is to bring reality to the table explain where the market is today and what to my knowledge and understanding the value of this property is. Setting up expectation this is what it is all about.
Is being a GOOD Realtor let your clients believe that “we will get it” or being a GOOD Realtor is leading your clients to understand what they really should expect to pay for the property they chose?
I believe my job is for a good part, to educate the buyers and reach as a negotiator a middle of way place to make the transaction a WIN WIN situation for all.
But I guess this is not what Mr and Mrs XX…. had in mind and as a matter of fact because their offer was not accepted (acceptable) I got the blame and the relationship ended…
